It’s a good effort and initiative to start RA early bcos lots of issue to address once they handover the keys in Oct’08. Some of the issues that I think need to be considered are:
1. Safety and security for 1st Phase as the rest of the area still under construction.
2. The upkeep of common facilities in “gated and guarded” community; other than the free security (for 1st few years, do we have to pay mothly maintenance fee (for rubbish disposal,landscape,cleaning-road,park,lake,drainage) like strata properties?
3. Can we form Management Corporation (MC) as we obtain our titles already? Do we need MC?
4. The developer’s role and responsibility on the above issues.
dear all buyers,
have you all heard about landfill that exist around this area before? the place that contributed very un-good-smell to people. i know the landfill closed already now. but where is the exact location huh? and now, what has been build up on top of that landfill? pls someone, find this info and share with us.
It’s closed..But you can still go there for your Sunday morning picnic if you want.
near to Jusco area.. not the Alam Sanctuary area… those days you can see a lot of trucks going there but no more since it’s closed many months back.
I don’t think they can build anything there so fast because it’s very high landfil that you can see if you are driving from Jusco towards Puncak Jalil.. Along Persiaran Lestari Perdana, before the small roundabouts, looks on your left for a high land which don’t look like a natural hill.. it’s flat and full of rubbish.
it’s not next to the main road but the smell was travelling very far those days.
